We Buy Ugly Houses Atlanta – Look Out For This

We Buy Ugly Houses Atlanta Georgia

You probably see the “We Buy Ugly Houses” brand everywhere.

Which makes sense – they are a monster cash home buying company.

According to their site, they have bought almost 100,000 homes.

That’s a boatload of houses.

But what about the other companies that are piggy-backing off the ugly house brand?

This blog has everything you need to know if you have an ugly house that you need to sell for cash.

Are All “We Buy Ugly Houses” Created Equal?

In short, the answer is ‘no.’

The term “We Buy Ugly Houses” is trademarked by the company.

Anyone else who is using this phrase is piggy-backing off of the brand.

We Buy Ugly Houses has been around since 1996.

They focus on franchising in cities all over the U.S.

So, you’re not working with a local, family-owned company.

You’ll be selling your house to a large corporation.

In comparison, let’s look at Breyer Home Buyers.

We have lived in Atlanta for years.

(We don’t live in Texas while trying to buy your house in Atlanta.)

We haven’t bought 100,000 houses.

We’re not just pumping your house through a pipeline.

We focus on solving your problems.

Not on how much we can make on your house.

We aren’t franchising.

That means you get to work directly with our small team.

You get more attention.

You get to know the team you’re working with.

You get the most attention from a small, local team.

“We Buy Ugly Houses Atlanta” Reviews

If you search the reviews for We Buy Ugly Houses, the results are dismal.

They are a powerhouse for buying houses.

However, they are not a powerhouse for being the best solution for the homeowner in need.

According to Ben Lane from the Housing Wire,

The former owner of a “We Buy Ugly Houses” franchise admitted in federal court this week that she mislead investors, misused investors’ money, forged investors’ signatures on deeds, and ran what amounted to a real estate Ponzi scheme.

Here are some comments/reviews on the site, The Truth About Realty:

Do NOT use them. I accepted an offer from HomeVestors in the Tampa area. I agreed to wait 5 weeks to close, but 1 week before closing, they canceled. They did not even notify me. I was told that the transaction would not be closing when I contacted the Title Company to schedule an appointment to sign the closing documents. According to HomeVestors I was to be given the $500 earnest money. They never paid the Title Company the $500 earnest money! Now I am trying to get HomeVestors to pay me the $500. Since they are no longer answering my question as to when, it looks like we will be going to court. DO NOT TRUST THEM. As other people posted, use a Realtor and price it to sell.

In no way should you EVER sell to these people. They say it is a “lifesaver” but it has been a nightmare! Stringing me along for months as I made payments and then after signing to paperwork… I am STILL MAKING PAYMENTS. No customer service number, lawyer doesn’t return calls, Real Estate agent doesn’t return calls or texts, All persons contacted have full mailboxes so not even a message can be left. Meanwhile my account sits in the negative as I thought this was a sale not a rip off as it is. This ruined my thanksgiving and soon to be Christmas. Please don’t sell them your house. A lawsuit is my only recourse.

As you can see, not all of them are bad.

But, this begs the question.

Do you want to have the same experience as the people quoted above?

Probably not.

So, how does this compare to Breyer Home Buyers?

Check out our Google Reviews.

As you’ll see, our only bad reviews are two individuals who didn’t like our offers.

That’s completely understandable.

They felt that their house was worth more than we could offer.

Sometimes that’s just the name of the game.

The other dozens of people who left reviews though?

Yeah, they were super happy with our services.

How Can I Benefit From Selling To “We Buy Ugly Houses?”

So, who benefits from selling to the We Buy Ugly Houses kind of companies?

Aren’t these companies just scams to steal people’s houses?

Don’t they just offer 50% of the value and take your money?

Any time you read anything online, these are the types of comments you’ll find.

As in any industry, there are crappy people in the business.

But there are also really great, honest people too.

Yeah, of course, the crappy people are going to do all of these things.

  • They are only looking to maximize profits.
  • They will tie up your property for months without buying it.
  • They will come back and renegotiate.
  • They will lie and tell you they are the actual cash buyer.

We have seen companies tie up properties for months without ever buying them.

These companies will string homeowners along and eventually just back out of the contract.

This leaves the homeowner worse off than before.

This isn’t how all companies operate that are going to buy your house for cash.

There are a lot of companies that are truly out there to help the homeowners.

They operate with integrity, honesty, and care.

They will:

  • Tell you that they aren’t the end, cash buyer.
  • Tell you that they bring in other investors from their network to buy the house.
  • Provide you with the offer that enables them to actually buy the house instead of stringing you along.
  • Walk you through how they came up with their numbers versus using smoke and mirror tactics.
  • They will do what they can to help you get out of the property.

Make sure that the person making an offer on your house is being open and honest about how they buy the house and the process.

If something feels off from the list above, dig in deeper.

Your house is the biggest investment of your life.

You don’t want to get screwed over.

Work with an investor who is reputable.

The best way to make sure that the investor is reputable is to check out their Google Reviews.

What To Know Before Selling To We Buy Ugly Houses Companies?

Let’s be honest.

Selling your house to an investor is probably not for you.

It’s only for a small amount of the population.

It’s for people who need to move out of the house.

Situations like:

  • Foreclosure
  • Inherited properties
  • Divorce
  • Back taxes
  • Job loss
  • Relocation
  • Etc.

If you don’t NEED to get out of the house fast, your best option may be to list your house with a Realtor.

This way, you can maximize the amount of money that you make on the sale of your house.

If you do happen to need to sell your house fast, an investor may be your best option.
